Mantella is one of the largest Canadian privately held real estate development and investment companies based in Toronto, Canada. With its roots back to 1946, the company has built a prestigious portfolio of commercial properties across Ontario over the past 80 years.

Mantella currently specializes in industrial IPP, industrial/retail condominium conversions, commercial opportunistic value-add, and industrial ground-up new developments. It is the owner and property manager of over 1.6 million square feet of industrial assets in the Greater Toronto Area and Montreal.

Value Add Opportunities

Mantella’s value-add strategy targets industrial and select retail assets with strong underlying real estate fundamentals and lease expiry visibility.

By acquiring properties with in-place leases, we benefit from short-term income while actively repositioning the asset to capitalize on end-user demand or condominium unit sale premiums.

Through disciplined acquisition, strategic timing, severance capabilities, and decades of hands-on execution, we strive to deliver outsized risk-adjusted returns while preserving downside protection, utilizing three strategies: industrial/retail condominium conversions, leasehold to user dispositions, and value add repositioning.

Mantella’s new construction program focuses on developing purpose-built industrial condominium projects designed for modern business owners seeking long-term ownership of high-quality industrial space.

By targeting supply constrained GTA markets with strong owner-user demand, we deliver premium product differentiation, outsized exit values, and strategic capital deployment opportunities.

We acquire well-located, development ready land in the GTA core and construct contemporary industrial facilities configured into sellable condominium units.  This approach allows us to capture development profit margins, leverage pre-sale momentum, and benefit from phased exit strategies.

We target properties that offer durable cash flow, long leases with creditworthy tenants, and capital appreciation driven by limited supply, nearshoring, and e-commerce growth. AND CHARITABLE INVOLVEMENT

Giving back to communities whether on a local or international platform has always been, and continues to be paramount to Robert and Sylvia Mantella and the Mantella Corporation.

Sylvia Mantella is dedicated to helping children and youth through her personal involvement in organizations such as Sick Kids Hospital, Boost Children and Youth  Mental Health Organization, Suzanne Rogers Presents benefiting The Covenant House Sex Trafficking Safe House.
