VALUE ADD
PROJECTS

Mantella’s value-add approach allows investors to participate in the operational upside of real estate repositioning while maintaining asset level security and cash flow continuity.

Our strategy leverages proprietary market intelligence, broker relationships and off-market acquisition channels, allowing us to secure assets ahead of broad market exposure and at pricing that supports reliable value creation.

Through active repositioning, targeted capital improvements, and exceptional legal & planning condominium conversion processes, we unlock embedded value in assets that other investors often overlook or are ineffective executing.

Industrial condos: leasehold-to-freehold conversion with value-add vacant parcel of land

We successfully completed the conversion of two existing small bay industrial properties from leasehold-to-freehold ownership. The project also included a vacant parcel of land, which created a value-add opportunity. This project highlights our expertise in managing complex real estate transactions and creating long-term value across our commercial and industrial portfolio.

Industrial condos: leasehold-to-freehold conversion

This project featured two small-bay industrial buildings that we successfully converted from leasehold-to-freehold industrial condominiums.

In addition, we completed a major renovation of the existing retail and office building on the property, which was also converted from leasehold-to-freehold.

The redesign improved efficiency by reconfiguring the space while maximizing value.

This project reflects our expertise in executing complex real estate conversions and renovations, creating flexible, high-value commercial and industrial assets for long-term use.
