With a history dating back to 1946, Mantella’s experienced team has undertaken a tremendous number of industrial/retail condominium conversion, leasehold to user sale, new development, repositioning, industrial/retail IPP, residential, and land value-creation projects over the decades.

Mississauga
Industrial condo conversion
Performed exterior renovations and severed from adjacent property. Implemented industrial condo conversion process, registered, and sold all units in this 35,000 SF multi-tenant building.
25-27 Coronet Road, Etobicoke
Industrial condo conversion
Performed extensive exterior renovations. Implemented industrial condo conversion process, registered, and sold all units in two multi-tenant buildings totaling 39,000 SF.
3262 Lenworth Drive,
Mississauga
Leasehold to user sale
Active asset and property management while this 11,500 SF property remained tenanted. Marketed and sold vacant to a user.
2855 Portland Drive,
Oakville
Repositioning
Implemented severance process on this infill industrial land parcel. Completed severance, assessed multiple development options, and marketed and sold land to user.
441 Carlingview Drive
& 117 Disco Road,
Etobicoke
Repositioning
Two freestanding industrial buildings totalling 173,000 SF on one site. Repositioned by “white boxing” interior and repaired/replaced building envelope. Severed property. Marketed each building individually and sold both to owner occupiers.
100-110 Iron Street,

Income producing property
Owned and managed 524,636 SF of multi-tenant buildings on 21.82 acres overlooking highway 409 in the Toronto Pearson airport area. Sold to institutional purchaser.
176 Norseman Street,

Single tenant, 6,400 SF industrial building owned and managed by Mantella and subsequently sold.
5209 Stonehaven Drive,

Repositioning
Infill residential property, zoned for single family homes. Created plan of subdivision and sold to local residential builder.
340 Hanlan Road,
Vaughan
Leasehold to user sale
Acquired 59,000 SF single tenant industrial building in Vaughan. Updated all drawings, capex reports and managed environmental with lender. Marketed and sold to user.
210 Great Gulf Drive,
Vaughan
Income producing property
Class “A” 126,000 SF single tenant industrial building. Identified strong demand for short WALT Class “A” property and sold to institutional buyer.

28 Marina Avenue,

Repositioning
Acquired Hogle Funeral Home and rezoned property to medium density residential. Implemented SPA for stacked townhome complex. Marketed and sold to builder.
6355 Kennedy Road,
Mississauga
Industrial condo conversion
Severed 44,500 SF property from 6320 Danville Road. Implemented condo conversion registration and completed exterior renovations. Through a sales and marketing campaign, sold all units to local users and investors.
6620 Finch Avenue,
Etobicoke
Retail condo conversion
Implemented condo conversion strategy on 25,000 SF legacy non-grocery/pharma neighbourhood retail plaza. Completed exterior renovations. Sold all units to existing occupants, local users and private investors.

Acquired two industrial buildings on one property totalling 51,000 SF. White boxed the interiors and repaired/replaced building envelope. Environmental soil clean up, severed property and sold individually to owner occupiers.

In partnership with Tiffany Park Homes and Graywood Developments, developed Westhaven, a 176 unit luxury townhome development in the prestigious Stonegate Queensway neighbourhood.
